A home inspection is a non-invasive, visual examination of the accessible areas of a residential property which is designed to identify defects within specific systems and components. The home inspection is based on the observations made on the date of the inspection, and not a prediction of future conditions. The home inspection will not reveal every issue that exists or ever could exist, but only those material defects observed on the date of the inspection. Material defects are specific issues with a system or component of a residential property that may have a significant, adverse impact on the value of the property, or that poses an unreasonable risk to people. 

Radon Testing

Radon is a cancer-causing, radioactive gas. You cannot see, smell or taste radon. But it still may be a problem in your home.  When you breathe air containing radon, you increase your risk of getting lung cancer.  In fact, the Surgeon General of the United States has warned that radon is the second leading cause of lung cancer in the United States today.  If you smoke and your home has high radon levels, your risk of lung cancer is especially high.

You should test for radon. Testing is the only way to find out your home's radon levels. The EPA and the Surgeon General recommend testing all homes below the third floor for radon.

Infrared Thermal Scan

Infrared Thermal Scan $75

Using an Infrared FLIR Camera, as an inspector I can identify moisture intrusion, missing/damaged or inadequate insulation, building envelope air leaks, overheating electrical components, and building issues invisible to the naked eye. 

This approach allows me to see hidden defects behind walls, and readily identify wet areas, expose roof leaks, and visualize warm/cold air dispersal from HVAC system. This non-destructive inspection technique is rapidly becoming an industry standard. 

Mold Inspection & Airborne/Surface Mold Testing

I will perform a thorough inspection of your home or place of business, equipped with a thermal camera, moisture meter, hygrometer. The goal is to search for evidence of visible microbial growth, water intrusion or moisture damage. If questionable areas of microbial growth are found, I would collect a swab sample of the suspected mold site, for further analysis. Then, using state of the art mold testing equipment, I will take one air sample per 1000 square feet of the home, as well as a control sample of the outside air to compare airborne mold concentrations. The swabs and air sample are overnighted to an ISO 17025 accredited laboratory for microbial identification and analysis. 

Water Quality Analysis

Independent Water Quality Analysis for all 3 Laboratory Tests : $300

Wood Destroying Organism / Pest Inspection

W.D.O. Inspection $75

During this inspection I will evaluate the Basement, Crawlspaces, Main Levels, Attic, Exterior, Porches, Garage and Outbuildings, identifying live insects, dead insects, insect parts, mud tubes, holes, staining, moisture intrusion, wood decay, possible mold/fungi, structural damage of wooden components, evidence of previous correction etc. If sufficient evidence of Wood Destroying Organisms are found such as termites, carpenter ants, wood boring beetles, powderpost beetles, or carpenter bees, etc, further evaluation from a state licensed pesticide applicator will be recommended for infestation control measures.
