If I miss anything on the inspection, per InterNACHI's Residential Standards of Practice,
InterNACHI® will buy your home back.
Additional terms and conditions apply, including:
A home with material defects not present at the time of the inspection, per InterNACHI's Standards of Practice, is not eligible for buy-back.
A home with issues not required to be inspected, per InterNACHI's Standards of Practice, is not eligible for buy-back.
The Guarantee applies to your primary residence only.
The home must be listed for sale with a licensed real estate agent.
The Guarantee may be honored for up to 90 days after closing.
The inspection must be performed by an InterNACHI® Certified Professional Inspector® already participating in the Buy-Back Program.
InterNACHI® will pay you the purchase price, but you are responsible for any applicable fees and real estate commissions.
Q & A
Q: How long is the Guarantee good for?
A: InterNACHI® honors the Guarantee for 90 days after closing. This is stated clearly in the first bullet point of the "fine print" section of www.nachi.org/buy. Since it is honored for 90 days after closing, not just the inspection, the Guarantee is the perfect companion to seller inspections.
_________
Q: Is this good for all types of inspections or available on commercial properties?
A: No. It is only valid for home inspections performed by participating InterNACHI® inspectors. This is stated clearly in the second bullet point of the "fine print" section of www.nachi.org/buy
_________
Q: Is this good for seller's pre-listing inspections?
A: Yes. And the Guarantee automatically transfers to the new buyer. The Guarantee goes with the home, not the occupant or owner, so it is perfect for pre-listing inspections. And, best of all, the 90 days starts at closing, not the day of the inspection. So, there is no rush.
_________
Q: How much will you buy a home for?
A: We'll pay your client whatever price they paid for the home, but the client is responsible for real estate commissions, moving costs, etc.
_________
Q: If after my client lists the home, they get an offer that is better than InterNACHI's, can they take it?
A: Of course. We want your client to get the most money for their home. We won't hold them to our sales agreement if they want out.
_________
Q: What if the home is very inexpensive or very expensive?
A: No home is too inexpensive or expensive.
_________
Q: Does the Guarantee replace insurance?
A: No. The Guarantee is not insurance and it isn't a substitute for insurance.
_________
Q: What if I miss something minor, such as a defective $10 GFCI? You aren't really going to buy the home because I missed something minor -- are you?
A: Yes, we'll buy the home, provided you and the client satisfy all program requirements.
